Upgrading the HVAC installation in the rental apartments

For the past year, our tenants have constantly threatened to vacate our property due to the number of times the old quality air conditioner has failed.

We have done air conditioning repairs every month, and our a/c serviceman finally told us we were wasting money.

He explained that the monthly HVAC maintenance calls and the tenant’s threats to leave were more expensive than buying and installing new quality HVAC equipment. It made sense, especially with the air quality, which was always significantly compromised during summer, since the existing HVAC installation could be more efficient. One thing we wanted with the upgrade was for the tenants to have better control of the temperatures in their homes, which could be done with a thermostat. Still, the air conditioning technician told us we’d have a better experience with multi-split air conditioning systems. The local air conditioning company was selling the units at a fair price compared to the online offers because they offer various AC options from the best companies in the cooling industry. Within a week, the air conditioning provider and his team had finished installing the mini-split units in the ten apartments, where I learned more about air conditioning as I interacted with them. I could get used to the peace of not having multiple calls about something failing in the house or a tenant feeling angry enough to delay their rent. For the nightmare we had last year, it’s shocking that the new a/c installation was cheaper than the amount we spent on repairs. Hopefully, this is the first time anyone has started giving us trouble since the houses are over a decade old. We will know whether our decision will pay off in a year, but I feel great about it.
